Preparing your home for guests
I help you identify the furnishings, equipment and practical improvements needed for longer stays. We also discuss what should be stored away, including personal belongings and fragile or sentimental items.
I coordinate the listing preparation, with photos and a description that set clear expectations.
Managing pricing and reservations
I adjust rates to reflect demand, seasonality and availability. I handle enquiries and clarify guests' needs to help determine whether your home is suitable for their stay.
Your planned visits are taken into account when setting availability, and confirmed reservations are respected.
Supporting guests throughout their stay
I manage guest communications, arrival instructions and questions during the stay. Guests have someone to contact, so you don't have to manage every exchange from another time zone.
Coordinating cleaning and maintenance
I coordinate cleaning between stays and arrange necessary maintenance interventions. You remain involved in important decisions and expenses requiring your approval.
Furnishings, utilities, repairs and property expenses remain your responsibility. We agree on our respective roles before management begins.

I'm Nicolas Roberge, founder of Habitations Pratico. Based in Québec City, I've been offering furnished stays of 31 nights or more since 2022. Today, I manage both my own properties and homes entrusted to me by other owners.
I understand the care that goes into a home you're proud of. I also know that a successful rental needs to work for the people living there, with clear information, reliable equipment and someone available when questions arise.

If the property and your plans are a good fit, I prepare an estimate and we arrange a visit. We then review any preparation needed, the fees and our responsibilities before agreeing on a launch plan.
